Arrowpoint Properties, LLC is pleased to present its eighth investment opportunity, to be called Arrowpoint Highland, LLC (the “Company), a single purpose entity that will be formed to acquire a 48 unit apartment complex located at 9 Highland Ave (the “Property”) in Pelham, New Hampshire.  The Property is being purchased at a 7.50% cap rate  Investors are projected to receive a 10% cash-on-cash return before appreciation  Property is projected to be sold for 10-15% higher than purchased for in 5-7 years Physically, the Property consists of forty-eight apartments, comprised of 34-two bedrooms, 12-one bedrooms and two studio apartments in a very attractive, brick garden-style building (see “Photos”), built in 1970. The exterior is of a brick façade with a center court yard featuring attractive landscaping. The building sits on close to 4 acres of land with 80+ parking spaces.  There are at least one to two off-street parking spaces per unit.  Heating is electric baseboard and currently paid by the landlord  The hot water is supplied by twelve, electric 100 gallon tanks and paid for by the landlord.  The interior units are of average condition with plans to improve as tenants vacate (see “Short Term Operating Plan”).
