I park my money in ETFs. Many investment advisors will try to have a pro-forma meeting to understand me and then thrust some investments. I don't understand them and I am afraid of loosing my hard earned money, so it all falls through. Investing with someone is a leap of faith and like all such leaps, trust and communication before the money changes hands is the key. Keshav spent a lot of time explaining me things at my level and helping me understand what I was getting into. While he was eager for me to do the transaction, he wasn't pushing for it. But at the same time he was clear with key dates etc should I choose to act. At the same time, he was able to take no for an answer without holding back. I am still starting small with him but look forward to growing as I see results.

First, let me say I just started investing with them in their Fund 4, so this is by no means a long-term review. This fund is primarily with mobile home parks and some parking garages. I invested about a year ago and as they indicated, it did take about 6 months to start receiving distributions. Currently paying 6.8% quarterly, with expectations that it will increase as the properties are improved. I like the fund format, so you don't have all your investment in one property. Their communication is outstanding, with quarterly video updates on how each property is doing as well as summaries. Have received several follow up calls and emails to see if I have any questions.

Their communication is mostly really solid but the performance and execution has not met expectations, with commitments of monthly distribution schedules being altered to quarterly, as well as full pauses of distributions across all of my deals. This is a mid-cycle review as none of the 3 deals (various hold periods, ranging from 5-10 year) I invested in have come full cycle. My (LP) assessment is that they built the business on Multi-Family and did really well in their first handful of value-add MFH deals, which went full cycle in shorter then expected timeframes and generated strong 20%+ IRRs...but this was mostly between 2013 to 2021. They then expanded out to other property types like Car Wash, Hospitality and Self-Storage, as well as targeting newer-build MFH communities and a number of things have not gone right since. I first invested in PIC in 2021 (Self-Storage portfolio deal). Rates were extremely low and the PPM covered the financials and lending scenario clearly. As part of the financing, an interest rate cap would be purchased to hedge against high interest rates. Great! Most loans were I/O for an initial window (multiple years). I invested in Self-Storage via PIC because of the experience and track record of the 2 Self-Storage Managing Partners. Then the Fed aggressively raised rates in a short time and the interest rate caps worked, until they expired, and new caps purchases were significantly more expensive, in addition to the new (much higher) monthly I/O payments. That's the major impact to 2 of my 3 deals (2nd deal was a Car Wash portfolio, which has been impacted by lending as well as some other operational learning curves). My 3rd deal with PIC, which I entered into in late 2022 (because they would accept my 1031 exchange into a sidecar), has not been impacted by the interest rate changes as the loan terms were very conservative (which I liked) including a fixed rate for multiple years. Unfortunately, this Self-Storage portfolio deal has also failed to perform, despite favorable lending. After a year of expected distributions (albeit a shift from monthly to quarterly after 6 months), distributions stopped for 18 months, despite a growing NOI over this dark period. When distributions did resume in mid-2025, payouts were significantly below the pro forma. I've been told it's mostly due to competition in the area. The 2 Managing Partners for Self-Storage are no longer with the company, a fact which was not proactively communicated to me...I only learned this after asking. So I'm not sure if it's bad property/market selection or internal mismanagement. I have been in continued contact with the IR team and they are responsive, providing explanations for the various underperforming deals. Various factors have impacted the 3 deals but at this point we're 0 for 3, so I've lost faith and do not plan to re-invest. I also referred a family member to them for a multi-family deal in 2022, and it seems to have been a bust from the start, so that hurts. It was a brand new MFH property in a great market but they just can't get any distributions going and have since asked for a bail-out via add'l capital via Promissory Note for other investors. I can only assume it is due to interest rates. Just hoping we can work together to make the best of the situation and I can eventually make some real money beyond low single-digit annualized distributions. In hindsight, I shouldn't have invested in the Car Wash deals because this was new to PIC...I should have used Passive Pockets or a site like this to find experienced Car Wash operators with a track record of know-how and proven results.

I am in over 50 different syndications and this sponsor has the worst reporting of all. Quarterly "reporting" consists of a 1 page P&L with no supporting documentation or explanation. Asset management fees being charged are very very high (almost all of the profit). In all my trying to communicate I've only ever heard from the principal Kenneth Chapman. No Investor relations team. Everything is run in his wife's name Tara Chapman and I've never been able to communicate with anyone else in the company (if they exist). Corporate headquarters don't show up in google and everything seems really strange. Project was supposed to cashflow 8+% day one. 1.5 years in I'm averaging 2.28% and dwindling with no explanation. I think they are way overwhelmed trying to raise new capital without the infrastructure or employees to service what they already have. Caveat Emptor!

The Florida Attorney General's Office subpoenaed information from RADD companies in July of 2025. Their office is investigating complaints of fraud. I spoke with the investigator and I he said Dutch Mendenhall and Amy Vaughn are dodging him. I invested in the REIT in 2023. In the beginning communication was very often, and geared toward getting me to invest more money. Fortunately I did not. Now, many of the phone numbers I used at first with RADD no longer work. The numbers listed now are not answered, and they do not return my messages. I doubt I will get any of my money back. If you have invested with RADD companies and are feeling scammed, you are not alone. In June 2025, I made an investment in Goodin Development's The Elwood project in Kokomo, Indiana. This is a ground-up market-rate multifamily development outside Indianapolis, a market the sponsor knows well and is deeply focused on. The deal package outlined (realistically) the potential upsides and risks of the development, along with a robust outlining of the market and submarket fundamentals, details about incentives offered by the city, and it was all painted in a way that showed the project in a clear light. I conducted some additional underwriting on the location, area sales comps and rent comps, and everything checked out — the team had done their homework and hadn't missed anything of note. Following my investment, Goodin Development has provided very regular (monthly) updates on the project site. As with any ground-up development in its infancy, there may not be a lot to show in the first few months, but that didn't stop Justin from providing any and all details relevant to where the project was, what was coming up, and any challenges and opportunities they'd encountered. I can't yet speak to any return on investment at this point — I'm writing this review just a few months after groundbreaking, so the property obviously isn't cash flowing yet — but I'm confident that Goodin Development is working hard to make The Elwood not only a great investment but also a strong addition to the Kokomo community.

We have three active deals and one full-cycle deal with SMK. The quality of communication and updates from Mark Khuri is excellent. The closed deal was a phenomenal success, two active deals have been slightly under or near pro-forma, and the remaining one has so far been a pretty significant failure (though I'll point out that that one is a renovation apartment transaction hit with the same market forces impacting the industry with higher rates & lower occupancy). Note that K-1s often arrive in August and September.

I found this group is only a capital raiser and they have little or no influence and participation on the actual development/operations. So, one should all your DD on the partner(s) that will be actually executing the business plan. Once I handed over my money I found that the updates are pretty meager and lack detail/substance and for a long period of time I didn't receive any updates at all (chalked up to be a technical glitch) but now I'm getting them again.
